SouthStar, Chartwell and KDC set Q1 2020 start date for $700 million Aureum project

Dallas-based development company KDC will now be part of the development team to undertake the $700 million mixed-use project Aureum in Franklin’s Cool Springs, with an image of a future office building (above) released.

Construction is slated to begin in the first quarter of 2020.

KDC — which has handled build-to-suit campus projects for State Farm and Toyota, among others — will partner with SouthStar and Chartwell Hospitality to develop a segment of the 22-acre site with office buildings (one is pictured). To offer a collective 750,000 square feet of space, the office structures will be located at the southwest corner of East McEwen Drive and Carothers Parkway.

Aureum eventually will include 100,000 square feet of retail developed by SouthStar, three hotels with a collective 700 rooms by Chartwell and 480 residential units developed by SouthStar and Chartwell.

The buildings will range in height up to 12 stories. The tallest buildings could offer rooftop amenities such as bars, swimming pools, observation decks, activities centers and/or live entertainment venues.

The site, on the east side of Huffine’s Ridge on the southwest corner of McEwen Drive and Carothers Parkway, originally was purchased by Vanderbilt University Medical Center to be used as a consolidated healthcare campus, but they dropped that plan and put the land up for sale again.

“Aureum sits at the bullseye of what will be the densest and busiest intersection in Williamson County and predicted to be one of the busiest in the state, making it the premiere location for a project of this type,” Glenn Wilson, CEO of SouthStar, said in the release. “We are excited to partner with KDC, a developer who brings years of experience in creating major office developments within mixed-use projects, along with a proven record of securing large corporate tenants.”

KDC is developing sites for similar projects in Fort Worth and in San Antonio.
