Following the passing of the unified development code last month, all new development must adhere to the city’s newly updated codes, which city staff has said will bring about more focus to the city’s vision for its future. With that said, here are five of the latest and largest developments currently making their way through Spring Hill.
Office/Warehouse / 56-unit office/warehouse development
A 56-unit office and warehouse center is currently under way to begin development next to Saturn Parkway in Spring Hill after its sketch plan was reviewed by the planning commission Monday night.
Submitted to the city by Martin Engineering, the site is located at 4001 Parkfield Loop North in the Port Royal Business center, adjacent to the Bridge Church of Spring Hill. The building is purposed to rent both office and warehouse space to individuals, with the site being approximately 4.5 acres.
The project will also include 112 parking spaces.
Buckner Road Townhomes / 164 townhomes
Submitted by T-Square Engineering, Buckner Road Townhomes is a planned development of 164 townhomes just off of Buckner Road, east of Main Street. T-Square Engineering is currently seeking sketch plan approval from the city.
Spanning over an area of more than 45 acres, the site also contains the city water tower, and has a proposed density of 8.7 dwelling units per acre.
This item was deferred at the July planning commission meeting at the request of the applicant in order to comply with the newly passed unified development code, which will also ensure further preservation of hills on the site.
Autumn Ridge, Phase 8, Section 2 / 32 single family residential lots
Anderson, Delk, Epps & Associates Inc. has submitted a request for final plat approval to the city regarding a portion of its Autumn Ridge neighborhood development.
The Autumn Ridge community is located west of the intersection of Witt Way Drive and Autumn Ridge Way, just west of Main Street.
Spanning over an area of 14.51 acres, this later stage of development would see 32 additional homes added to the community.
Unnamed Townhomes / 20 townhomes
Southern Consulting has submitted a request for sketch plan approval to the city regarding a currently unnamed townhome development project located on O’Hallorn Drive, just east of Main Street.
Spanning over an area of 2.24 acres, the development would include 20 townhomes, as well as a common area. The development would have a density of 8.9 dwelling units per acre.
The Arbors at Autumn Ridge, Phase 16 / 28 single family residential lots
Anderson, Delk, Epps & Associates Inc. has submitted a request for final plat approval to the city regarding phase 16 of its Arbors at Autumn Ridge neighborhood.
Spanning over an area of 7.9 acres, this phase of development would be located just south of Wilkes Lane, west of Main Street.
This will be the final phase of development for the Arbors at Autumn Ridge neighborhood, which was first approved back in 2010 for 425 single family residential lots.
